This adaptive reuse project is located alongside the Grand Canal within the community of Marina del Rey in the City of Los Angeles. The 3.5 acre site housed existing multilevel shops, an office complex and a parking structure. The proposed improvements resulted in 42 live/work areas, 30 podium flats, and 1 unit of commercial condominiums; all supported by a subterranean parking structure.
The civil design scope entailed demolition, horizontal control, rough and precise grading, storm drain, sewer, domestic water, fire hydrant and water distribution, stormwater pollution prevention, and standard urban stormwater mitigation. Designing the subterranean garage finished floor elevation below the water table level was the challenge. Dewatering was performed to remove water during construction, and close coordination of construction activities was necessary to comply with local and regional requirements including the Los Angeles Regional Water Quality Control Board, the County of Los Angeles, and the California Coastal Commission.
